Mortgage Broker
Help clients compare lenders, understand loan options and arrange suitable finance for property purchases and refinancing.

What They Do
Mortgage Brokers help individuals and businesses find suitable loans by comparing finance products available from banks and other lenders.
They assess a client's income, expenses, borrowing requirements and financial position before researching loan options and explaining differences in interest rates, fees and lending conditions.
They also prepare applications, communicate with lenders and guide clients through the approval process. Jobs and Skills Australia includes recommending loan combinations, analysing clients' financial circumstances and arranging home loans among the duties of Finance Brokers.
Who This Career Suits
This career suits people who enjoy working with clients, analysing financial information and finding practical solutions.
Mortgage Brokers need strong communication skills because clients may be making one of the largest financial decisions of their lives and often need complex loan information explained clearly.
It can particularly suit someone who enjoys sales and relationship management but also likes numbers, financial products and negotiating with different organisations.

Education & Training
The current national qualification is the FNS40821 Certificate IV in Finance and Mortgage Broking.
The qualification is specifically designed for people working in finance and mortgage broking and develops the technical and theoretical knowledge needed to assess client needs and arrange finance. It currently has no formal entry requirements.
Training can include:
credit applications, client needs analysis, loan products, mortgage broking, financial calculations, regulatory requirements, customer service and responsible lending.
Mortgage broking is regulated in Australia. People engaging in credit activities generally need to be covered by an Australian Credit Licence or authorised as a representative of a credit licensee. ASIC states that credit representatives providing third-party home-loan assistance must have at least Certificate IV-level mortgage broking training and undertake ongoing professional development.
Career Changer Pathway
Mortgage broking can suit people moving from banking, lending, real estate, sales, account management, finance or customer service.
Someone entering without previous finance experience can complete the Certificate IV in Finance and Mortgage Broking before developing practical experience under an established brokerage or credit licensee.
Strong sales and relationship-management experience can transfer particularly well because brokers need to build trust, communicate clearly and maintain relationships with both clients and lenders.
Early Career
Early-career Mortgage Brokers learn how to assess borrowing capacity, compare loan products and prepare accurate finance applications.
They may initially work alongside experienced brokers while becoming familiar with lender policies, compliance requirements and loan-processing systems.
Common starting roles can include Broker Support Officer, Loan Processor, Junior Mortgage Broker or Lending Assistant.
Mid Career
Experienced Mortgage Brokers manage their own client portfolios and take greater responsibility for complete loan applications.
They may specialise in:
first-home buyers, refinancing, property investors, self-employed borrowers, construction loans, asset finance or commercial lending.
Successful brokers often build strong referral networks through accountants, real estate professionals, existing clients and other business contacts.
Senior / Veteran Career
Experienced Mortgage Brokers can progress into Senior Broker, Lending Manager, Broking Team Leader or Practice Manager roles.
Others establish their own mortgage-broking businesses and build teams of brokers and support staff.
Senior professionals may also move into commercial finance, lending management, business development or broader financial-services leadership.

Career Outlook
Jobs and Skills Australia identifies approximately 17,100 Finance Brokers, with around 79% working full-time. Mortgage Brokers are included within this occupation because Finance Brokers arrange loans and mortgages on behalf of clients.
Across the broader Financial Brokers occupation group, JSA reports approximately 53,000 workers and annual employment growth of around 3,900 workers.
Demand is supported by home purchases, refinancing, property investment and borrowers seeking help comparing increasingly complex lending options.
However, the annual growth figure applies to the broader Financial Brokers group rather than Mortgage Brokers specifically, so the Strong rating should be treated as an overall MyFutureJob assessment rather than an official Mortgage Broker growth classification.
